Benefits of Hiring a Design Build Team

In the simplest terms DESIGN BUILD, is the idea of a single individual or entity, performing both the design and the construction of your project, as opposed to an Architect or Designer generating the design, and a contractor building your project. The DESIGN BUILD approach is already well established in other parts of the world, has been for some time, and is gaining in popularity here. This is due predominantly to the fact that with one individual who is capable of understanding the totality of the project, the conclusion, is a cohesive project, rather than one where the design appears applied, rather than integrated with the construction.

Though it is understandable to think that DESIGN BUILD is a new and emerging approach, ironically it is an older established tradition that goes back thousands of years and was responsible for nearly all our great architectural achievements, and certainly the greatest ones.

• The separation of design and construction is actually a fairly recent phenomenon, resulting from the development of technical and industrial types of construction, and the end of the guild societies, where art architecture and building were all taught and understood as part of the overall understanding of Architecture.

• The current model is in fact not even as old  as our country, and the shift that is currently  occurring to what was previously called the MASTER BUILDER tradition, and what we currently call DESIGN BUILD, is likely due to the fact that this current approach is suffering due to its inability to produce a cohesive project effectively, thus indicating  that it is unlikely that it will stand the test of time, and will likely disappear all together.

There are presently two types of entities that will employ the DESIGN BUILD approach. One is the architect or design firm, that employs tradesmen to execute their design-this is the less common approach. The more common approach, which is the case with Berkley Construction, is where a construction company has its projects headed by architects and designers.  
 
A quick oversight of how the process works, is that a single individual, oversees and leads the design and construction effort with a single focus. This individual will ensure that the design is executed as an extension of the construction, so each piece is integrated into a cohesive whole. This is in opposition to the current approach where there are often several, separate individuals competing, and often conflicting with each other, due to different priorities.
