Complete Hillcrest Home Remodel: Restoring a Classic San Diego Home from the Ground Up

The project involved a complete interior and exterior renovation of an 864-square-foot single-family home originally built for a client who grew up in the neighborhood and wanted to preserve its character while creating a modern, comfortable living space.
Working closely with the homeowner and our drafting team, we developed a fully detailed scope of work and construction plans before beginning the transformation.
Starting from the Foundation
This was far more than a cosmetic remodel. The home was taken down to its structural framework, allowing us to address aging systems and create a solid foundation for the future.
The project included:
Complete interior demolition down to the studs, subfloor, and ceiling joists
New structural concrete footings and stem walls
Floor framing repairs and leveling throughout the home
Removal of outdated cast iron plumbing and installation of all-new drain, waste, and vent systems
Complete electrical rewire, replacing old knob-and-tube wiring
Upgrade from a 100-amp panel to a new 200-amp solar-ready electrical service
Creating a Modern, Open Living Space
To improve flow and functionality, several non-bearing walls were removed and structural beams were recessed into the ceiling, creating an open-concept living room and kitchen while maintaining structural integrity.
Additional interior improvements included:
New kitchen cabinets, countertops, and appliances
New full bathroom and powder room
Luxury vinyl plank flooring throughout
Recessed lighting and modern fixtures
Category 6 ethernet wiring for high-speed internet connectivity
New drywall, interior doors, and Craftsman-style trim
Comfort and Energy Efficiency
Because the home originally had no HVAC system, we installed independently controlled mini-split heating and cooling systems in each bedroom and the main living area.
Additional energy-efficiency upgrades included:
New energy-efficient vinyl windows
New insulation in the walls, floors, and ceiling
New Hardie® cement siding
Fresh interior and exterior paint
A Home Ready for the Next Chapter
What began as an aging Hillcrest home was transformed into a modern two-bedroom, one-and-a-half-bath residence with updated infrastructure, improved energy efficiency, and an open, inviting layout designed for today's lifestyle.
