The shared property
vision

The
town of Abreojos has a few small tiendas with
limited supplies, and no comfortable restaurants or
hotels for visitors to relax. This provides an excellent
opportunity for the development of a high quality
hotel and restaurant.

Currently, Punta Abreojos is
a place where surfers and fisherman journey to enjoy all
the the Pacific Ocean has to offer. They can make the trip
via a 14 hour car ride or in a small private plane. However,
because there are currently no comfortable restaurants,
bars or hotels in the small town, it makes the trip an investment
and planning. Several people have built higher end homes
and small camp type structures. For those that do not have
$300-400k and a lot of time to build a home, we believe
a shared investment would accomodate.
The Vision of our Abreojos
project is to build a multi-partnered property. The idea
is to get 10-20 investors to build a vacation property that
is managed and maintained professionally and rented to generate
income for the owners when not being used. We would also
make an effort to help rent and maintain the properties
of other rental owners in the area.
The building would be 3 suite
type rooms (2 downstairs and 1 upstairs, with higher end
decor and quality bathrooms. Each room would have it's own
entrance to an enclosed courtyard so that multiple owners
could use it at the same time should they wish. The front
of the property will be a large open kitchen, with dining
and lounge/library area complete with wireless Internet
and business center. The whole property would be run on
solar/battery system with backup generator. We will explore
the feasibility of a water reverse osmosis generator to
provide fresh water. Otherwise, we will get water from the
water plant in town.
Each owner would have a small
storage area to store personal belongings. The partnership
would also manage group kayaks, surfboards, a 4x4 for launching
boats (and for use by those that fly in), a wood/maintenance
shop, and a pair of 22 ft. pangas/skiffs for fishing.
The 2nd floor kitchen would
have high end appliances complete with propane fridges,
solar freezers, an indoor grill, and all the necessary herbs,
spices, and cooking items to really prepare a baja catch
the way it is supposed to be. In other words, the only thing
missing from the kitchen would be the chef. The front would
have indoor dining, and a front sun deck on the 2nd floor.
The freezers would enable users to freeze the fish they
catch for the return journey.
There is an airstrip 500yards
from the property catering to those that fly private aircraft.
We would make a deal with the
fishing cooperative to supply seafood (lobster season starts
in October) should a guest or owner feel like ordering some
prior to arrival. The cooperative also has shrimp, scallops,
oysters, halibut, grouper, sea bass, and abalone for purchase
depending on availability.
Owners/renters would also have
cleaning service, local cooks, and fishing guides available.
There would be a maintenance
crew on site to make sure everything ran smoothly when the
building is in use..
Please contact us if you are
interested in becoming a partner. We do not have a formal
partnership agreement or pricing as of yet. We are estimating
the building costs and equipment purchasing to cost each
owner $25-30k. This would require a $10k deposit into escrow
until we had enough owners to move forward. Then we would
have 2-3 lump sum payments as the project progressed over
2 years. Currently, we have a temporary kitchen, solar freezer,
propane refrigerator, stove and grill, we have a bathroom
and shower, and a nice 06' air conditioned solar trailer(with
popout) that sleeps 6 comfortable, (sleeps 8 with pullout
couch), that would be available for potential investors
to visit.
This is not a timeshare, and
we expect to have a good group of investors that like to
socialize, fish, surf, eat, talk to locals, and help out
with solutions to baja type problems.
Using the property will pretty
much run like a fantasy football draft with each person
getting a choice based on rotating positions. The "draft"
would happen 1-2 times a year. There would be a nominal
usage fee for each use for maintenance, upkeep, and investment.
This would probably be $20-30 per room per day. The details
on the boat use is yet to be determined. If rooms are empty,
they would be available for rental ($120 per night), or
for owner/friend reservations at the reduced rate. The rental
and use fees would be pooled to pay for expenses and management.
If there is any money left over, the group would decide
as a group what to do with the extra funds. Should the year
end be short, the owners would be expected to contribute
the appropriate share of deficit.
Should the tourism market change
to support more rentals, the project could be expanded to
build more suites, and possibly a full time staff to accommodate.
The kitchen could easily be used for a restaurant should
the owners decide to convert for that purpose.
